TERMS and BUYING PROCEDURE

Our goal is to help families and individuals enjoy the pleasure and pride of
owning a part of the MOUNTAIN WEST in as convenient and economical a
manner as possible.

We are in tenth year of property sales on eBay with an excellent feedback
record of 98% favorable rating, and have achieved the status of both "certified SQUARE TRADERS" and "POWER SELLERS." Please read the comments from previous buyers.

Our prices are very reasonable. We look for overlooked, out of the way
bargains and other ways to keep costs down. We keep them low by having a simple yet efficient family business.

Financing on our properties is often available at the Buy It Now price with no credit check.

Terms vary but are typically 8% or less down payment with convenient
monthly payments at reasonable interest rates.

1. The first step is to choose your property.

BUYING PAPERWORK

 

2. Choose the terms options, if offered.

3. Pay the down payment and any required document preparation fee.

4. We send you a copy of the deed (click to see sample), other paperwork
required by the county where the property is located, and a copy of the
purchase contract (Contract for Deed Click to see sample) and possibly other paperwork.

5. You sign Contract For Deed, which guarantees that you will get your deed and that protects us in case you don't follow through with the payments.

4. You start making monthly payments. Each month we mail you an invoice with return envelop before the 20th for the payment due the 1st of the following month. From this point the property is yours to use although it stays in our name until you finish the payments.

5. When payments are complete you receive from us the Affidavit or
Declaration of Property Value required by the particular state and a full
Warranty Deed in your name. We make the property tax payments during the payment period and bill you separately for it. This will normally run less that $50.

6. When you have finished your payments, we file the paperwork with the
county in your name.

The property is now officially yours.
